What Is Rental Yield?

Rental yield measures the annual cash income generated by a real estate property as a percentage of its total market purchase price or current valuation.

Real estate returns consist of two distinct components: ongoing rental income (cash yield) and long-term property capital appreciation. Evaluating rental yield isolates the regular cash flow generated by your real estate asset.

This calculator computes both Gross Rental Yield (raw income) and Net Rental Yield (actual cash flow after accounting for property taxes, maintenance fees, and tenant vacancy losses).

Gross vs Net Rental Yield Formula

The calculation differentiates between top-line rental receipts and net pocket cash flow.

Step 1: Calculate Gross Rental Yield

Gross Yield % = (Monthly Rent × 12) / Property Price × 100

Step 2: Calculate Net Rental Yield

Net Annual Rent = [Monthly Rent × (12 - Vacancy Months)] - Annual Expenses
Net Yield % = (Net Annual Rent / Property Price) × 100

Worked Example: Rs 60 Lakh Apartment

Assume a Rs 60 lakh 2-BHK apartment in Pune generating Rs 20,000 monthly rent, with 0.5 months annual vacancy and Rs 30,000 annual society maintenance & property tax.

Gross Annual Rent: Rs 20,000 × 11.5 months = Rs 2,30,000
Gross Rental Yield: Rs 2,40,000 ÷ Rs 60,00,000 = 4.00%
Net Annual Cash Flow: Rs 2,30,000 minus Rs 30,000 = Rs 2,00,000
Net Rental Yield: Rs 2,00,000 ÷ Rs 60,00,000 = 3.33%

Residential rental yields in Indian metro cities average between 2.5% and 4.2%. Commercial properties yield significantly higher at 7.0% to 10.0%.

Commercial vs Residential Rental Yield

Taxation on Rental Income in India

Rental income is taxed under 'Income from House Property' after specific statutory deductions.

Municipal Tax Deduction: actual property tax paid to local municipal corporation is fully deductible from gross rent.
Section 24(a) Standard Deduction: a flat 30% deduction is allowed on Net Annual Value for repairs and upkeep, regardless of actual expenses incurred.
